The current alteration cycle is typically a re-roof, a rear-pop addition with a steel-portal interface, and a wholesale premium aluminium joinery upgrade. The head-contract quote prices each new element cleanly and pushes the tie-in to existing fabric out into the trade subcontractor's scope by default.

For a trade subcontractor pricing into that environment, the quote-check has to test the order against the regulating code, not just the architect's set.

How a Remuera trade subcontractor reads a head-contract quote

The reading pattern sits on three tests run sequentially. First, the documents-hierarchy test under NZS 3910 §6.2 — which architectural revision, which engineer's revision, which detail sheet, and the order of precedence. Second, the trade-code test — MRM CoP for metal roof and wall cladding, NZS 4229 for concrete masonry, NZS 3404 for structural steel, with AS/NZS 2312.1 governing atmospheric durability and AS/NZS 3566 governing fixings class. Third, the existing-fabric tie-in test — what's retained, what's new, who prices the cut-in.

Three Remuera-specific risk patterns

1. Re-roof tie-in to retained corrugate. Most Remuera alterations involve a partial re-roof. The retained corrugate is often 40-60 years old, often non-standard purlin spacing, often laid over H3.2 LOSP-treated purlins. Under the MRM CoP §4.5, treated timber direct contact with metal sheet voids the cladding warranty without a separation layer or H3.1 or untreated purlin upgrade. The head-contract quote rarely names the purlin-upgrade scope. A roofer pricing the new long-run without naming "all purlins to be H3.1 or untreated as required by MRM CoP §4.5" inherits the upgrade back-charge.

2. Character overlay block-spec drift. Remuera's character overlay typically retains the front-facing fabric and the lower-storey perimeter — meaning rear and side alterations often run a new concrete-masonry retaining wall, a new basement, or a new garage. Consent foundation plan calls "20-series filled and reinforced UNO." Engineer's RC schedule arrives later calling 25-series under NZS 4229 §3 reinforcement tables, or escalates to NZS 4297 engineered masonry where the retained height exceeds the §3 table limits. The blocklayer pricing 20-series rates is locked into a 20-30% per m² back-charge.

3. Steel-portal interface with high-spec aluminium joinery. Premium Remuera alterations typically run 4-6 m clear-span openings with structural steel portals supporting full-height sliding doors. NZS 3404 §6 governs the steel installation tolerances; the aluminium joinery manufacturer's spec typically requires ±3 mm on the head and sill — tighter than NZS 3404's deemed-to-comply tolerances. A steel fabricator pricing standard NZS 3404 tolerances without naming the joinery-spec override inherits the re-shim and re-pack back-charge.

Each row caught at the order-stage is a written exclusion or a confirmed inclusion. Each row missed is a back-charge argument the subbie has to run through the head builder under NZS 3910 §14.

What a Remuera-specific scope gap looks like on site

A typical pattern: a roofer turns up to strip the existing corrugate, finds the purlins are 50-year-old H3.2 LOSP at non-standard 1200 spacing, and the new long-run product spec needs 900 spacing on untreated or H3.1 purlins under MRM CoP §4.5. The architect's set called "re-roof to match new." The order said "all roofing as drawn." The subbie now has two losing options: install over the existing non-compliant purlins and lose the warranty PS3, or upgrade the purlins and chase the variation through a head builder who priced lump-sum. The fix is a single exclusions line at order-stage naming the MRM CoP §4.5 purlin requirement.

The defence is structural, not commercial. The exclusions sheet is the structural defence.

FAQ — Remuera trade subcontractor quote-check

Q1: How does MRM CoP §4.5 affect a Remuera re-roof? MRM CoP §4.5 prohibits direct contact between treated timber (H3.2 LOSP and above) and metal roof or wall cladding without a separation layer. Most pre-2000 Remuera roofs were laid over H3.2 LOSP purlins. A re-roof under a current MRM CoP detail needs either H3.1 / untreated purlins or a tested separation layer, or the cladding manufacturer's warranty PS3 won't issue.

Q2: What triggers a Remuera retaining wall to escalate from NZS 4229 to NZS 4297? NZS 4229 §3 carries reinforcement schedules within a named retained-height table — typically up to 2.5-3 m depending on surcharge and ground class. Beyond the table limit, or with unusual surcharge or seismic loading, the wall escalates to NZS 4297 engineered masonry, which carries a PS1 chain and SED documentation.

Q3: How tight do high-spec aluminium joinery suppliers run their tolerance specs? Most premium aluminium joinery suppliers run ±3 mm tolerance on head and sill installation. NZS 3404 §6 deemed-to-comply tolerances for structural steel run wider — up to ±5 mm on plumb and level for non-architectural steel. A steel fabricator working a clear-span joinery opening should name the joinery-spec override or carry shimming.

Q4: What's the Remuera-specific atmospheric category for structural steel? Most of Remuera sits in AS/NZS 2312.1 C2 low-corrosivity inland. The eastern slope down toward Hobson Bay shifts to C3 medium-corrosivity within 1-2 km of the harbour edge. Steel fabricators should name the category on every order and price the coating system to suit.

Q5: When does a subbie's exclusions sheet hold up under NZS 3910 §14? A counter-signed exclusions sheet attached to the order forms part of the contract documents under NZS 3910 §6.2. Where the sheet names a scope item as excluded, a §14 variation request from the head builder for that scope is a clean variation, not a back-charge. The unsigned sheet doesn't survive §14 determination.
